The property is located on a dirt road 5.3 miles from the pavement, and can be accessed via Leupp Road or through the Sunset Crater or Wupatki National Monuments. Access to Interstate Highway 40 is approximately five miles on the pavement. The elevation is 5900 feet, placing it in between the high desert and alpine climate zones. This high elevation means that this region is significantly cooler than the lower areas of Arizona such as Phoenix and Tucson -- on a average day there is a 23 degree difference between Phoenix and this ranch! Precipitation occurs primarily during the late summer monsoons, and the area also experiences rain and snowfall during the winter. Cellphone coverage and high-speed internet access are available from local providers. Property taxes are very low. These days, it's very rare for a 40-acre parcel come up for sale in Alpine Ranches, and this is the most beautiful one I've seen for years.
